As a homeowner you have a responsibility to exercise reasonable care in the maintenance and upkeep of your property. This includes protecting anyone who comes onto your property at your invitation. As long as you take reasonable care to protect and inform, you will probably not be sued successfully should anything happen. Children who use your property may not have an appreciation of the dangers and you must take extra care to protect them. Other than children, you generally have little liability when it comes to trespassers. A trespasser does not have the right to sue if injured unless the trespasser uses the property on a regular basis such as taking a shortcut and you have done nothing to stop the trespass. If you think you need legal counsel, please consult a licensed attorney.
