How Liable Is A Landlord?

In many states today, the landlord is held to a fairly high standard when it comes to the maintenance of the property. This doesn't apply to damages caused directly by a tenant, but includes damages that could've been prevented through a regular maintenance schedule. The areas that all the tenants share in common must be kept in safe condition. If a loose step causes a fall, the landlord may be liable.
